What is the role of a property manager and how can people identify the right property manager?
The main role of a property manager is to look after the legal and administrative matters inside a tenancy or lease. The best way to find the right property manager is to interview several and ask questions about what it is they do and how they do it. It is a landlord’s first mistake to shop around for a property manager based on fee’s alone.
What do you do for your customers that sets you apart from other property managers?
I take the mystery, contradiction, and confusion out of the equation by delivering a very transparent service offering. I’m also an independent mobile agent and not restricted in terms of locations like some franchise models.
What advice would you offer people who are struggling to find a property to rent?
Be pro-active with your searches, call the property manager about listings they may have coming up instead of what has already been listed to the masses. Another piece of advice is to get your documentation ready in advance and have a cover letter ready with your application as to why you would make a great tenant. Property managers are extremely busy and loathe chasing prospective tenants for supporting documentation. They will place you at the bottom of the list rather than be waiting for your paperwork.
What role does communication play in helping your operate a successful business?
The biggest complaint from customers in the property management industry is lack of communication. I’m very high on communication and use the latest property management software & App’s to deliver my messages quickly. These days response time is crucial in business.
What’s the most important lesson you’ve learned in business?
Evolve quickly or die slowly.
What’s the best piece of advice you’ve received?
Never give up.
What are your favourite hobbies?
I love listening and playing to classic rock music with my trusty guitar. Anything 70’s and 80’s!
