question
Q: I have just received a land tax bill for my primary place of residence, I purchased the property a little over 12 months ago. I know I'm not liable for this as it is my primary residence which I can easily prove, but why would the OSR have assumed it is an investment property? Would it be something incorrect with the settlement documentation? From the time of purchase our intention has always been to reside at this property.

Q: I am looking at kicking off an SMSF but have always been wary of the costs associated. I have come across E Super Fund who are an online company who provide the structure and regulatory requirements including auditing for about $800 per year. Sounds like a great deal, but I'm always worried about deals that sound too good to be true.
Has anyone used them or does anyone know enough about them to be able to give any insight or feedback?
I want to ensure I've done my due diligence before moving.

Q: I have a client with some low value tools of trade, vehicles and excavation equipment. Is it possible to insure these for 3rd party property and public liability with a blanket policy? He is trying to keep the premium low without being exposed.

Q: I'm looking at a 1 bedroom apartment for an investment, what percentage of the value will I be able to borrow? I don't see the benefit of it is too low to have the property negatively geared.

Q: What types of facilities are available to borrow money to use for share trading/investing? Do I need to give property equity, or will the shares be sufficient as collateral? What is the cheapest option to ensure the greatest overall result back to me?
