Hi I have received contract of sale and vendors statement on a townhouse I'm looking at purchasing, and just have a question regarding Owners Corp. On the vendors statement it reads

"6. Owners corperation. This section 6 only applies if the land is affected by an owners corporation within the meaning of the Owners Corporation Act 2006.
Not applicable"

Does this mean there is no owners corporation?

Hi David,
If there is an owners corporation on the site there will be other statements in the Section 32 about owners corporation fees and managers. If this is the only reference then yes, it does mean that there isn't an owners corporation affecting your purchase.
If you will be using a conveyancer or you know one, they would be able to tell you very quickly what your responsibilities and expected costs will be.
