Hi, we're Melbourne residents looking to buy our first home. We saw an apartment and we have 20% deposit. However, we found out that the property is leased til June 2018. Some lenders said they only approve if the property has under 6 months of lease left. One lender agrees to approve our loan but in investor's rates until we take over the property in June 2018, then they will convert to owner occupier rates. Is this legal? Also, do we still get stamp savings as first home buyers if we proceed?

What would be more likely to be accepted by the bank for a land & house package loan.
My credit history is good with no defaults, just credit inquiries. Also I have a personal loan where I owe the bank $25000 and making my $880 monthly payment on time.
I am looking to get a home loan for $400000 from the bank and have got $40000 in savings.But I don't know if I should pay off my personal loan first then I have less deposit or I could get the home loan without paying my personal loan.plz help?

I own a commercial terrace in Sydney with an office on the ground floor and a self-contained residential apartment on the two floors above (with its own access). The property is on the one title and isn't strata. I'm having a hard time finding a bank that wants to refinance the property and I'm not sure why - I have tons of equity in it. Can anyone suggest a good path to go down to get the property refinanced?

Hi, my Dad wants me to be a trustee and beneficiary for a property he wants to buy in Tasmania and live in it. I get no benefit from the transaction. No rental income...nothing. What am I obligated to do if I do go ahead with this? I would have to declare this on my tax but if I'm not receiving rental income, what's the benefit? What am I also liable for if anything goes wrong? Thanks
